Request for Council Action continued <br />page 3 of 3 <br />June 24. 1994 <br />Zoning File iiS^1933 <br />3.Minimal use of the trail is proposed as it is to serve only the 20 residential lot <br />owners within the Coffin propeny subdivision. <br />Septic <br />All 21 lots of the second phase subdivision have been found to have suitable area for primarv’ <br />and alternate drainfield sites suitable for 5 bedroom home design. <br />Roads <br />The 21 lot second phase subdivision shall be served by cul-de-sac roads and a private driveway <br />outlot. All cul-de-sac roads and private driveways shall be maintained privately by benefitting <br />property owners consistent with the City’s policies. <br />Planning Commission Recommendation <br />Planning Commission recommended unanimous approval of the Tandem Properties’ second <br />phase 21 lots subdivision approving the back lot configurations servings Lots 16 and 17 within <br />the Coffin propeny and the general road layout as proposed. The granting of lot width variances <br />for Lots 15 and 18 within the Coffin property is consistent with the granting of previous lot <br />width variances with new subdivisions for lots abutting a cul-de-sac. The Planning Commission <br />approved the location and design of interior trail that encroaches the designated wetland areas <br />on the Coffin property based on the findings set forth above. <br />The enclosed approval resolution has been drafted per the findings and conditions of the <br />Planning Commission’s unanimous recommendation of approval. <br />COUNCIL ACTION REQUESTED: <br />To approve or amend the enclosed preliminary plat approval resolution. <br />ch
