In a 1 acre zone, maximum floo rea would be 1,400 s.f.; in the 2 acre zone, maximum floor area o* <br />all detached structures would be 2,000 s.f., and 2,000 s.f. aga... <br />in the S acre zone. <br />In the 2 and 5 acre zones, the maximum allowed floor area <br />could be modified by a conditional use permit based on the <br />following formula: The maximum total floor area of all detached <br />accessory structures in the 2 acre zone is 2,000 s.f. plus 100 <br />s.f. for each acre over 2 acres. In the 5 acre zone, the maximum <br />total floor area of all detached accessory structures could be <br />2,001 s.f. plus 500 s.f. for each acre over 5 acres. <br />Similarily the maximum footprint area of any single, detached <br />accessory structure is limited to 1,000 s.f. in each zone, with <br />the opportunity for larger structures in the 2 and 5 acre zones, <br />again based on an additional 100 s.f. for each acre over 2 acres <br />in the 2 acre zone, and in the 5 acre zone 500 additional square <br />feet for each additional acre over 5 acres. The effect of this <br />would be as follows: In the 2 acre zone, a property containing 2 <br />acres could have just the 2>1,000 s.f. accessory structures. If <br />that property contained 5 acres in a 2 acre zone, th property <br />would be allowed 2,300 s.f. maximum total floor area which could <br />be in one building of 1,000 s.f. and one building of 1,300 s.f., <br />or two buildings of 1,150 s.f. In the 2 acre zone, a 20 acre <br />property could have a total accessory structure floor area of as <br />much as 3,800 s.f. contained in two buildings of 1,000 s.f. and <br />2,800 s.f. <br />In the 5-acre zone, a 5 acre property could have just the 2- <br />1,000 s.f. accessory structures. A 10-acre property could <br />contain as much as 4,500 s.f. of accessory structure floor area <br />divided between 2 buildings and a 40 acre property could contain <br />as much as 21,000 s.f. of accessory structure floor area <br />contained in no more than 2 buildings. You can see that in the <br />5-acre zone, on a very large property of 40 acres, only about 1/2 <br />acre of that 40 acres is allowed to contain buildings under this <br />scheme, and then only by a conditional use permit.
