This height of 18* is measured per the vK definition, so that peak heights abov< j.. may actually be higher. staff would suggest that xt is
appropriate to retain the code section that limits the h ght of
accessory structures to no greater than the height of the
principal structure, thus resulting in a maxlaias accessory height
of 18* in any case, but no higher than the height of the
principal structure (i.e. if the principal structure has a
defined height of 14*, no accessory structure on that property
could exceed 14* in defined height).
Staff would further recommend that accessory structure
heights of up to 10* as defined per UBC be allowed by conditional
use permit, with the stipulation that accessory structures of
such height must meet the principal structure setbacks for that
soning district. This conditional use would only be appropriate
for use in the 2 acre and 5 acre soning districts. Further,
under this CUP allowance, again the defined accessory structure
height could not exceed the height of the principal residence
building on the site. (You may wish to consider allowing the
above as a permitted use in the 2 acre and 5 acre sones if the
conditions are met, rather than as a conditional use permit. . .)
ISSUB III. Humoer of Separate Detached Accessory Stractures
Allowed Per Property.
It appears that other cities typically limit the detached
accessory structures on a property to 1 or 2, usually a garage
structure and 1 other structure. Typically, the largest
allowable garege is 1,000 s.f. and the largest allowable
accessory structure ranges from 400 s.f. to 1,000 s.f. Based on
the different zoning districts in Orono ranging from 1/2 acre to
5 acres, staff ruggests that no property in any, zoning district
be allowed to. have more than 2 detached accessory structures, and
that the maximum total floor area of all detached accessory
structures on a property be related Indirectly to zoning district
lot size.
■f . \ h
yyj:
•V... ..
fc;:
mMmm
