SetbacksHe would retain the requirements that no accessory structure ■ksy be forward of the front line of thu principal structure, and that where the principal structure is less than the required front setback of its zoning district, accessory structures must still meet the required front setback for that district. Next, we would suggest that a side setback of 10' is appropriate for <br />all zoning districts for structures 1,000 s.f. or less and not in <br />excess of 18' in height. However, for the 2 and 5 acre zones, we <br />suggest that if a building exceeds 18* in height but is not over <br />the height of the principal building, it must s«ct the same side <br />(and rear) setbacks as a principal structure on that property. <br />(This could be a permitted or conditional use as discussed in <br />Issue II above.) <br />Also, if the floor area exceeds 1,000 s.f. as allowed per a <br />condifonal use permit, the City would have the opportunity to <br />set th appropriate setback for a strur*“ re of the size proposed. <br />Under conditional use permit, staf suggests that for any <br />detached accessory structure ever 1,000 s.f., in both 2-acre and <br />5-acre zones the side setback and rear setback requirements be <br />increased by 2 feet for each 100 s.f. or 500 s.f. of floor area <br />in excess of 1,000 s.f., in the building. This results in <br />accessory structure setbacks allowable under a conditional use <br />permit as layed out in the table on the next page. <br />As a frame of reference, consider that the MacMillan <br />property, which contains about 13 acres in a 2 acre zone, under <br />the proposed ordinance amendments, would be allowed 1 accessory <br />structure of 1,000 s.f. and another accessory structure of 2,100 <br />s.f., the larger of which would have required a front and rear <br />setback of 70* and a side setback of 50' under the COP setback <br />formula. You will recall that that structure actually is about 8 <br />times the floor i.rea as what would be allowed under this CUP <br />formula.
