The commercial <br />approximately 12+ acres. <br />area consists of <br />Lot 1 <br />Lot 2 <br />6.8 acres <br />3.8 acres <br />Outlot A created by the road outlot serves as the <br />buffer zone to the residential to the north and will <br />contain natural screening and a proposed detention <br />pond. <br />Outlot B is to be given by applicant to the City <br />exclusively for utility purposes to house municipal <br />well. <br />Outlot C is the proposed east/west road platted at a <br />60* width consistent with Outlot D within the Reber's <br />subdivision providing additional width for 10' bike <br />trail along the northern portion of the roadway. The <br />City Engineer has asked that that the outlot be <br />realigned with Outlot D of Ringer's Wood. The City <br />will ask that the final development plan confirm <br />alignment by designating Outlot D at east end. It <br />should also be noted that the residential zoning line <br />of the RR-lB zoning district has to be realigned as a <br />result of the PUD zoning. The RR-IB zoning distrl^'t <br />must be realigned 75* to the north along the soutl:«^n <br />boundary of Lots 1 and 2. <br />3. Section 10.12 Vacation. <br />A) Pine Ridge Lane - vacation of public roadway. <br />Applicant proposes the vacation of 25* of Pine Ridge <br />Lane along the northern border of proposed Lot 2. The <br />City would also recommend the vacation of the 25' <br />northern portion of Pine Ridge Lane that borders the <br />Ringer's Wood subdivision with the remaining 25* <br />corridor along Lot 1 providing an access corridor to <br />Lot 2 via Dickey Lake Drive. <br />B) Vacation of existing drainage and utility <br />easements within Lots 1 and 2, Ringer's Wood. The <br />applicant proposes the complete vacation of existing <br />drainage and utility easements and the dedication of <br />new drainage and utility easements adjacent to the <br />proposed lot lines.
