Zoning File #1428 <br />August 17, 1989 <br />Page 2 of 8 <br />Subd. 3 - Sanitary sewer availability. Municipal <br />sanitary sewer and water will be available to the site <br />as a result of the City's recent ordering of a public <br />improvement project. <br />Subd. 4 - Storm water management. Applicant has <br />provided detention areas on the site and will provide <br />more detailed drainage plans upon approval of the <br />general concept stage. <br />Subd. 5 - Available sonlng districts. The PUD zoning <br />and format of development is preferred within the <br />Highway 12 corridor. <br />Subd. 6 - Building design and construction. Exterior <br />of building shall be a combination of tan and dark <br />bro%m concrete blocks with split face stone finish with <br />trim of dark brown and green to match annodized <br />aluminlmum with clear glazing used through area where <br />plant materials are maintained. Colored exterior <br />elevations will be available at your meeting for review <br />and comment. The equipment and storage building will <br />consist of the same tan and brown stone finish blocks <br />with dark brown and green trim. <br />Subd. 7 > Requirement of development agreement. <br />Applicant shall enter into a development agreement to <br />specify timing of all Improvements associated with the <br />development and developer's financial commitments <br />related to those improvements. <br />Please review Exhibit I, the recommended alternative for <br />Area 5. It would appear that the Otten proposal will have <br />far less impact than the reccxnmended alternative for Area 5 <br />within the Comprehensive Plan Amendment. <br />Preliminary Subdivision, combination of commercial and <br />residential - Chapter 11. <br />A) Residential. This phase of the application <br />involves a lot line rearrangement of existing Lots 1 <br />and 2, Block 3 of Ringer's Wood. Proposed lots consist <br />of the following area: <br />Lot 1 « 2.3 acres dry contiguous <br />Lot 2 * 2.1 acres dry contiguous <br />Each lot satisifles the lot standards of the underlying <br />RR-IB zoning district. Additional septic testing for <br />alternate septic site will be required prior to final <br />approval as original septic testing area is located <br />within future road outlot (review Exhibit U). <br />2.
