Per the City’s request, the following changes and reasons for them are addressed. <br />Enclosing of Existing 2nd Story Deck <br />We started this project with a plan, but as we have learned in remodeling, even the well thought- <br />out plans may change. A wall that we were exp>ecting to remove was tound to be a load bearing <br />wall. Removing this wall would have turned into a major construction project and considerable <br />expense. <br />With the wall remaining in place and the 4 1/2 / 12 piich of the roof, this greatly reduced the <br />amount of actual living space we were hoping to gain. The pitch causes a reduction in head <br />room 2’-3’ from each outside wall. <br />As we opened everything up we decided that in order to eliminate this h;; dship we could raise <br />the ceiling height by changing the pitch of the roof to a 9 / 12. In turn a 3 o" to cantilever <br />was needed to gain the living space we were looking for. <br />This cantilever extends to the south, which meets the DNR requirement of no further extension <br />to the east or toward the 929.4 water table line. We have also discussed this with our neighbor <br />to the south, and she has no problems with the extension. <br />Cther issues: We were told by the window company, Pella, that our T^woexisting windows to <br />remain in the room would not be classified as egress if installed today. Also building codes <br />require windows to be at least 18" off the floor or they must be tempered. The existing <br />windows are 6"-8" off the floor and we considered this change sater, as it is a child’s bedroom. <br />Ttiree Season Porch
