MINUTES OF THE ORONO PLANNING COMMISSION MEETING <br />HELD MAY 17, 1993 <br />ZONING FILE #1822 - CONT. <br />Rowlette asked if it is possibie to fili in this area. <br />Mabusth said they wiil need to add some fiil with the addition, and <br />the applicants hope to look at ways to redirect the drainage. She <br />noted they propose the removal of the sidewalk along the side of <br />the house, tut because of the Iimited area to direct drainage, <br />tiling may be necessary. She referred to concerns regarding <br />accessibility for emergency vehicles, ana pointed out there is a <br />13’ setback from the structure on the western lot, and an <br />approximate 4’ setback from the grade-level deck on the eastern <br />lot. <br />Chair Schroeder asked the applicants if they had considered <br />maintaining the existing setback on the eastern side. <br />Prueter said they considered an upward expansion, but that did not <br />provide the necessary living space. This proposal allows for the <br />most economical solution to add living area. <br />Mabusth noted emergency vehicles can go over grade-level deck <br />structures, that Is why the ordinance does not require them to be <br />set back further from the lot line. <br />Nolan suggested the proposal could be reduced by 2’. <br />Prueter said the addition needed to be that size to accommodate the <br />hallway and still allow for a reasonable expansion. <br />Rowiette stated she was happy with the reduction of the deck and <br />the west side lot line setback, but was concerned with the <br />encroachment into the eastern side lot line setback because of the <br />access and drainage issues. <br />Prueter pointed out there is a fire hydrant at the rear of the <br />property where they access the drive from the east which provides <br />access to the detached garage. <br />Chair Schroeder stated that helps to some degree but would feel <br />more comfortable maintaining the 9.6’ eastern side setback. <br />Nolan indicated if the addition were reduced oy 2’, the property <br />would remain w'thin the existing hardcover calculations, and felt <br />the Impact would be minimal on the room sizes. <br />Chair Schroeder explained they not only have to take Into <br />consideration the comments of existing neighbors, but must try to <br />consider concerns of ootential new neighbors.
