te.' <br />MINUTES OF THE ORONO PLANNING COMMISSION MEETING <br />HELD MAY 17, 1993 <br />ZONING FILE #1826 - CONT. <br />Rowlette noted the proposed garage will bring hardcover to 47.86* <br />in the 75-250’ zone. She questioned if other improvements couid be <br />removed. <br />Mr. Henson stated his alternal ve is to repave the tennis court. <br />Chair Schroeder expressed concern with the increase In the 0-75’ <br />zone and explained their long-standing position has been not to <br />approve anything in this zone. He said he would support the garage <br />but not the deck. <br />Mr. Henson felt the deck was more valuable and to him than the <br />garage. <br />Chair Schroeder stated they cannot base their decision on Increased <br />value, but rather must focus their main concern on protection of <br />the lake. <br />Mr. Henson reiterated he is removing 5,00C s.f. of hardcover for <br />225 s.f. of hardcover in the 0-75’ zone. <br />Peterson asked the size of the deck. <br />Mr. Henson replied it is proposed at I0’x25’. <br />Peterson asked if that could be reduced. <br />Nolan suggested an alternative would be a stepping stone grade- <br />le'.el patio in lieu of a portion of the bricked walk near the <br />house. He said this would not eliminate additional hardcover, but <br />would make it more usable, and would not increase It. <br />Mr. Henson noted the area could only be approximately 10x10’, and <br />he does not want a deck that small. He added the land in this area <br />is very unstable due to the high water table and any kind of grade- <br />level deck would not be practical. He noted it is not practical to <br />remove a portion of the brick walkway to reduce hardcover as an <br />overhang from the house currently covers this area, thus no <br />reduction would be realized. <br />It was moved by Peterson, to recommend approval for Application <br />#1826 for Robert and Ann, Henson, 2166 Shadywood Road, for variances <br />to construct a garage and lakeside deck, based on the condition the <br />tennis court, side shed, and brick area near the lake be removed, <br />approval from the County is received prior to commencing, and the <br />deck be reduced to 8x25’.
