MINUTES OF THE ORONO PLANNING COMMISSION MEETING <br />HELD MAY 17, 1993 <br />ZONING FILE #1826 - CONT. <br />Mabusth explained the applicants propose the removal of the <br />existing tennis court, the construction of a detached garage and <br />the addition of a deck within the 0-75’ zone. She noted the County <br />must approve the proposed changes with regard to the approach, and <br />the application will not be presented to Council until such <br />approval is received by the City. The applicants propose the <br />removal of the shed and adjacent brick structure. She noted there <br />is currently no direct access onto the lakesho'*e yard from the <br />house. She pointed out she could not remember a time when the <br />Planning Commission approved new structural hardcover in the 0- <br />75’ zone. She suggested a walk from the lakeshore side doorway <br />around to the side where a deck could be constructed out of the 0- <br />75’ setback area. <br />Mr. Henson said that would be too near his neighbor, and noted the <br />drainage that runs between the two lots. He indicated they propose <br />the garage as their current garage is 120’ away from the house, <br />uphill. He noted the tennis court needs to be resurfaced and the <br />fencing repaired or replaced. He pointed out for the removal of <br />5,000 s.f. of hardcover, all they request in return outside the <br />limits of the code is the lakeside deck. <br />Mrs. Henson noted their engineer is currently working on plans for <br />the access approach. <br />Peterson questioned whether there is other hardcover in the 0-75’ <br />zone that could be removed. <br />Mr. Henson noted there is approximately 33 s.f. of brick area near <br />the lakeshore. <br />Paul and Marcia Merlo, 2142 Shadywood Road, expressed strong <br />support for the project. They felt the removal of the tennis court <br />would help the quality of the lake in terms of drainage, and felt <br />the applicants should be allowed some type of deck on the lakeside <br />of their home. <br />Mr. Henson pointed out the deck will only extend 6’ past the <br />existing structure as a portion of the structure currently <br />protrudes 4’ and the deck would be placed In this area. <br />Peterson noted they will have a tight turn into the proposed <br />garage. <br />Mark, applicants’ builder, said the garage will be off set from the <br />house with 16’ doors, which should provide enough room if garage <br />is square with the door. <br />i <br />a <br />, i
