r <br />Zoning File #1958 <br />August 8, 1994 <br />Page 4 <br />on which the various boarded up structures and current rental residence are to be removed. <br />Applicant may be allowed to keep residence at 3877 Shoreline Drive until building permit is to <br />be issued for new construction on Lot 1 but the structures located now within the newly <br />proposed shared lot liiK must be removed as a condition of this subdivision approval. <br />Riparian Use <br />The three lots each have had residential docks. The two newly proposed lots will each <br />be allowed a residential dock. <br />Municipal Sewer <br />Refer to Exhibit I, it is iK>t clear from the information submitted with the plat if the City <br />has ever obtained easements over the multiple sewer lines that intersect the property. These <br />lines must be shown on the plat and dedicated to the public if easements have not been granted. <br />Reconunendation <br />To approve the lot line rearrangement of the properties located at 2405 Dunwoody <br />Avenue and 3865/3877 Shoreline Drive, subject to the following conditions: <br />1.Upon approval of tiie subdivision, applicant shall be responsible for the removal <br />of the existing structures located on the newly proposed lot line. Planning <br />Commission to make a recommendation concerning the required deadline for the <br />removals of the two structures. <br />2. <br />a. Prior to the formal approval of the plat/final plat; or <br />If applicant wi.shes to remove after final plat approval, applicant must <br />execute a Subdivider’s Agreement and post the necessary Letter of Credit <br />to assure that structures are removed within a reasonable period of time. <br />b. Struemre on Lot 1 may remain until building permit is to be issued for <br />new construction or must be demolished at the time structures are <br />removed on Parcel B. <br />Developer shall apply for the required demolition permit for houses and <br />detached garage. <br />Upon application for building permits for redevelopment of these properties, <br />builder shall provide detailed grading and drainage plans to be reviewed by the <br />City Engineer.
