The owner of 2425 Dunwoody <br />Avenue shall be advised that the area of the easement shall be excluded from lot <br />area tor purposes of hardcover and lot area determination. Any hardcover <br />improvements located with that easement will have no impact on hardcover <br />inventory for 2425 Dunwoody. <br />4.Dedication of drainage and utility easements along exterior lot lines and 5’ along <br />shared lot line. <br />5.Designation of a 20 ’ sewer easement and if an easement does not exist, easement <br />shall be dedicated on die plat.
