WHEREAS, the property was assessed for two sewer stubs and two sewer units <br />as part of the Forest Lake Sewer Project. The only connection fee due for sewer for new Lot I <br />will be $225.00 per the 1995 Fee Schedule; and <br />WHEREAS, the existing sewer connection from the house on Lot 2 crossing <br />proposed Lot 1. will be abandoned and the existing house will be reconnected to the sewer in <br />Loma Linda Avenue. This leaves the existing stub at the southwest quadrant of Lot 1 available <br />for sew’er connection serving the house to be constructed on Lot 1 , and <br />WHEREAS, the property owner proposes a view easement across the southerly <br />90' of Ia)t 1, allowing merely a driveway in that area. Such easement leaves ample area w'ithin <br />Lot 1 for construction of a single family residence meeting required setbacks; and <br />WHEREAS, access for Lot 2 will remain on Loma Linda Avenue. A new access <br />driveway for Lot 1 shall be located on Loma Linda Avenue, location subject to approval of the <br />Public Works Director; and <br />WHEREAS, drainage on the property can easily be dealt with at the time a new <br />house is constructed, within the standard perimeter and interior drainage and utility easements; <br />and <br />WHEREAS, Lot 1 is subject to the standard park dedication requirement; and <br />WHEREAS, Lots 1 and 2 have been found to meet me standards of the LR-IB <br />Sincle Family Lakeshore Residential Zoning District, and a residence can be developed within Lot <br />1 without the need for any variances; and <br />W'HEREAS, the subdivider has completed all requirements of the platting <br />regulations of the City, including: <br />1. Completion of the requirements of Resolution .Vo. 3556. <br />Dedication on the plat of rights-of-vvay for County Road 151 (North Arm Drive) <br />and Loma Linda Avenue. <br />Page 2 of 4
