Request for Council Action continued <br />page 2 of 2 <br />September 5, 1995 <br />Zoning File #2050 <br />Planning Commission Recommendation <br />Planning Commission reviewed the application at their August 21st meeting and on a vote of 6-0 <br />recommetMled approval of the average setback variance and approval of the hardcover variance <br />subject to: <br />1.Removal of plastic/fabric liner from landscape beds (1,390 s.f.) as proposed <br />2.Removal of at least 400 s.f. of the concrete/wood patio area at the southeast side <br />of the house (Planning Commission requested applicant work with staff to <br />maximize removal in this area). <br />3,Final hardcover therefore is not to exceed 8,958 s.f. in the 75-250’ zone or 4,385 <br />s.f. in the 250-500’ zone. <br />Planning Commission noted that the odd shaped lot, no visual impact on neighbors, a large non­ <br />hardcover area between the house and the lake, and the compensatory removals that result m a <br />sliehl decrease from the approved 1988 hardcover variance.
