Request for Council Action continued <br />page 2 of 2 <br />March 9. 1995 <br />Zoning File #1929 ____ <br />These plans are attached as Exhibit B and have been reviewed and approved by staff. Applicant <br />has also provided a cardboard model of the site which illustrates the grading plan. <br />Planning Commission Recommendation <br />The Planning Commission reviewed this application at their May 16th meeting and recommended <br />approval on a vote of 5-1, subject to applicant providing suitable grading/drainage plan for staff <br />review and approval. Planning Commissioner Rowlette voted against the motion, having <br />reservations regarding the hardcover percentage. <br />Planning Commission accepted applicant’s justification for the side setback variance, such <br />justification including the attempt to save the two mature trees by not further encroaching into <br />their root systems, and noting that the adjacent house to the east is offset to the east side of its <br />lot, hence the "crowding" effect will be niinimized. <br />Staff Recommendation <br />Staff recommends approval per the attached resolution, <br />COUNCIL ACTION REQUESTED: <br />Adopt resolution granting variances to lot area, lot width, side setback, lot coverage and 75-250 <br />hardcover for construction of a new residence at 4099 Highwood Road.
