Briefly, applicant proposes to remove the <br />existing residence structure and replace it with a new two story home with basement walkout. <br />This is a 1/4 acre lot on Highwood Roau, 50’ in width and typical of the small lots in that <br />neighborhood. Technically, a lot area and width variance is required. <br />The existing house is offset to the east side of the lot, about 5.4’ from the east lot line. <br />Applicant requests a side setback variance of 4.2 ’, and proposes to construct the new house <br />approximately 5.8’ from the lot line (see Exhibit H) in an attempt to save the two manire trees <br />located on the property. <br />Existing lot coverage hv structures is 19.3% where 15% is allowed. Proposed is 18.4%, the <br />reduction due to a slight decrease in the house footprint. <br />0-75 ’ hardcover consists of an existing retaining wall with no proposed changes. In the 75-250 ’ <br />zone, hardcover is proposed to decrease from 51.0% to 49.3%. <br />Applicant was advised to provide detailed drainage and grading plans to confirm there will be <br />no impact on neighboring properties and confirming that building height will meet requirements. <br />These plans are attached as Exhibit B and have been reviewed and approved by staff. Applicant <br />has also provided a cardboard model of the site which illustrates the grading plan.
