It should also be noted that <br />if the DNR disapproves ot the retention areas adjacent to the Luce Line on the Coffin property, <br />that staff may have to call for the tabling ot the application until other retention areas are located <br />on the site. <br />Any condition of approval of this subdivision must include the following conditions: <br />1.Dedication of plat road within first phase of Dickey parcel subdivision as public <br />road. Note 66 of Old Cr>’stal Bay Road has been dedicated on both sides. <br />Dedications were completed for all roads adjacent to the Dickey parcei with the <br />Country side option. Cul-de-sac road on Coffin property shall be a private road. <br />City to obtain underlying road and utility easements. <br />Dedication of drainage and utility easements 5 ’ along all interior lot lines and 10’ <br />along the perimeter boundaries and adjacent to road right-of-wavs. <br />3.Prior to any site improvements, erosion control as shown on preliminary' grading <br />and drainage plans must be installed and maintained until natural groundcover is <br />restored. <br />Prior to site grading improvements, all tested septic sites on the Coffin property <br />must be fenced off The following lots in the first phase development of the <br />Dickey propeny must be fenced off; Lots 1, 2. 3, 4, 5. 6, Block 1 and Lots 3. <br />4, 5. 6 and 7, Block 2. Note D^ts 13 and 14. Block 2 will be fenced off at the <br />time of the approval of the second phase construction for the interior plat road. <br />Drainfields to be moved 5 ’ to east within Lots 1 and 3.
