NfINUTES OF THE ORONO PLANNING COMMISSION <br />MEETING HEl DON NOVE.MBER 20, 1995 <br />(«) #2090 RON R.ANTZ/Al'TOGR.\FS INC., 2525 SHADYWOOD ROAD - <br />VACATION OF EASEMENTS - PA! <br />The Certificate of Mailing and AtTidavit of Publication were noted. <br />Blake Bichanicn represented the applicant <br />Mabusth reported that the property is located in the Leach .Addition and consists of Lots <br />1, 2. and 3, which are being de\ eloped bv Autografs A condition of the preliminary <br />approval was that the applicant proceed with vacation of the drainage and utility easement <br />within the building en\elope <br />There were no public comments. <br />Peterson moved. Lindquist seconded, to recommend approval of Application #2090 with <br />the 2 Staff recommendations. Vote Ayes 5, Nays 0 <br />(#3) #2092 DENNIS PLATTETER, 809 NORTH BROWN ROAD - <br />PRELIMINARY SCBDIVISION - 7:28-7:39 P.M. <br />The Certificate of Mailinu and Affdavit of Publication were noted. <br />The Applicant was present <br />Mabusth reported that during the sketch plan review the Planning Commission advised the <br />applicant that they could not recommend the 3 lot subdivision due to the lot width and <br />area being inadequate The wode for lakeshore back/front lots require a 200* width at both <br />the lakeshore and 150’ setback The east lot is inadequate in width at street setback into <br />North Brown resulting in the need for a shared driveway There is now an issue of <br />setback variances as the backlot configuration requires 15CW o standard A 45' setback is <br />required from the side lot lines The existing residence is within the required side setback <br />and encroaches 45' into the front setback at 75 ’ The front lot’s building envelope is <br />defined at a 50' setback from the south, west and east lot lines The accessory structure <br />on east lot will be removed by the applicant. <br />The house on the property will probably be moved elsewhere. The pool will be removed <br />when the lots are sold <br />Mabusth said a deadline would have to be set as the code does not allow an accessory <br />structure on lots without a principal structure. An average deadline is one year.
