B <br />3. The depth of the required street yard or front yard shall be 1505b <br />of the zoning district front yard requirement. <br />•i. The required side yard and rear yard depths for back lots shall be <br />150% of the zoning distnct yard requirements. The required <br />lakeshore yard of a lakeshore back lot shall meet the zoning <br />distnct lakeshore yard requirements. <br />Dimensional standards for front lots. A front lot created as pan of a <br />frcnt/back lot division shall meet all zoning district area, width and <br />setback standaids. e.xcept that the required side yard of the front lot <br />adjacent to the access outlot shall be equivalent to tlie side street yard <br />requirement for that zoning district. <br />.Access requirements. <br />1. Access outlets shall be 30 ’ minimum width, and shall be wide <br />enough to accommodate drainage, snow removal and screening <br />without encroaching on neighboring properties. <br />2. In approving front/back lot divisions, the City may require that <br />both front lot and back lot share a driveway access within the <br />access outlot if Council determines that creating an additional <br />access to the existing street will be a potential safety hazard. <br />3. Driveways within a back lot shall be located at least 10 ’ from the <br />side or rear lot lines of adjacent lots. <br />4. No more than two residences may be served by a driveway located <br />within an access outlot. <br />D.No access outlet may be platted abutting an adjacent access outlot <br />except when the intent is to combine the two access outlets for <br />creation of a public or private road meeting City standards. <br />D. Screening requirements. <br />1.Driveways constructed in access outlets shall be adequately <br />screened by fencing or vegetation at the discretion of the City, at <br />ail points to the rear of the required street yard of the front lot, so <br />as to eliminate intrusion of vehicle headlights into the side or rear <br />yard of adjacent lots.
