Municipal Zoning Code Section 10.02 and Municipal Subdivision <br />Code Section 11.03, Subdivision 2 are each hereby amended by adding the foUowmg deimitions: <br />"Lot-Back" - A lot typicallv senarated from a public or private road by another lot and <br />whirh ‘^ains access to the public' or private road via a narrow corridor. Such a separated <br />lot is considered to be a "back lot" when the corridor is planed as an outlot. A separated <br />lot is considered to be a "flag lot" when the corridor is platted as part of the lot. When <br />the corridor is merely an easement over another lot, the separated lot is considered to be <br />an "easement back lot". <br />"Lot-Front" - A lot abutting a public or private road, across which an outlot has been <br />platted for access to a back lot. <br />SECTION 2. Municipal Zoning Code Section 10.03 is amended by adding <br />Subdivision 27 which shall read as follows: <br />Subd. 27. Special Standards for Back Lots Created After January 1, 1994. Back lots <br />as defined in this section which were created as part of a subdivision that received <br />preliminary subdivision approval after January 1, 1994 are subject to the following <br />special requirements in addition to the standards required in Section 11.31, Subdivision <br />5 of the Orono Subdivision Code: <br />A. Dimensional standards for back lots shall be as follows: <br />1. Lot area shall be 150% of the zoning district requirement. <br />2. Lot width measured parallel to the front or street lot line at the <br />street yard setback line of a lakeshore back lot, or at the front y^d <br />setback line of a nonlakeshore back lot, shall meet the zoning <br />district width requirement. The street yard or front yard for any <br />back lot will be a yard starting where the narrow access outlot <br />corridor ends and the lot begins. Lakeshore back lots shall meet <br />the lot width standard at the shoreline, at the lakeshore setback <br />line, and at the street yard setback line. <br />1
