A RESOLUTION GRANTING A VARIANCE <br />TO MUNICIPAL ZONING CODE <br />SECTION 10.25, SUBDIVISION 6 (B) <br />FILE NO. 1987 <br />WHEREAS, Larry D. Pillar (hereinafter "the applicant") is the owner of the <br />property located at 2705 Ethel Avenue within the City of Orono a..d legally described as <br />follows: <br />Lots 1 and 2, Block 3, Casco Heights, Hennepin County, Minnesota (hereinafter <br />"the property"); and <br />WHEREAS, the applicant has applied to the City for a variance to Municipal <br />Zoning Code Section 10,25, Subdivision 6 (B) to permit construction of a 10.9 ’ x 15.3’ three <br />season porch to the rear of the residence that will be located 6’ from the side lot line where the <br />code would require a 10 ’ setback. <br />Minnesota: <br />NOW, THEREFORE, BE IT RESOLVED by the City Council of Orono, <br />1. <br />2. <br />3. <br />FINDINGS <br />This application was reviewed as Zoning File #1987, <br />The property is located in the LR-IC Lakeshore Residential Zoning District <br />requiring 21,780 s.f. or one-half acre in area. The property consists of 15,000 <br />s.f. <br />The Orono Planning Commission reviewed this application on January 17, 1995 <br />and recommended approval of the variance as proposed based upon the following <br />unique findings and hardships: <br />A. The location of the 50 year old house on the property that was installed <br />prior to current zoning standards. <br />B. The principal residence is located 4.7 ’ from the side lot line. The three <br />season porch addition is located 6’ from the side lot line and will encroach <br />no closer. <br />Page 1 of 4
