The long terra plan also includes a <br />gazebo. None of the proposed structures are within the <br />0-75' setback zone. Staff recommends approval of the <br />average lakeshore setback variance finding there wi11 be <br />no view encroachment upon either neighboring property; <br />and recommends approval of the 75-250' hardcover <br />variance of 27.9% finding there is no extraneous <br />hardcover on the property that can be removed and <br />noting there is virtually no hardcover within the 90* <br />setback from the lakeshore. Staff recommends that if a <br />gazebo structure is constructed, it should be at least <br />10' from the side property line. In addition, referring <br />to a chain link fence shown on the plan, staff advises <br />applicant that the height of this fence may not exceed <br />42" above grade and may not continue into the 75' <br />lakeshore setback zone. <br />James Gilbert stated that the existing deck needs to be <br />replaced and noted that the proposed structures cannot <br />be seen from the lake or adjacent property owners due to <br />topography. <br />There were no comments from the public regarding this <br />matter and the public hearing was closed. <br />It was moved by Bellows, seconded by Brown, to recommend <br />approval per staff recommendation.
