The <br />proposed lot is .77 acre in a 1 acre zone. Staff <br />recommends approval based on the lot size being <br />consistent with existing developed lots in the <br />neighborhood and consistent with lot size variances <br />previously approved in the LR-IB zone. Staff further <br />recommei creation of a private access easement 20' in <br />width, to be located 10' either side of the lien between <br />Tract D and Tracts A & B. This easement would contain a <br />driveway to serve Tracts B & C. <br />Mr. Henry, 4725 North Shore Drive, complained that Tract <br />A has been used as a dumping area for many years and <br />would like it cleaned up. He is in favor of the lot <br />area variance. <br />Taylor questioned the easement proposed by staff which <br />varies from the proposal of applicant and owners of <br />Tracts A,B,C & D. He felt the easement should be <br />entirely within Tract D. <br />Winton Wold stated he had no objections to either way. <br />There were no other comments from the public and the <br />public hearing was closed. <br />It was moved by Hanson, seconded by Johnson, to <br />recommend approval subject to easement being contained <br />entirely in Tract D. Motion, Ayes, 5, Nays 0.
