MIMUTBS OP THB PIANIilliG COMMISSION TING HELD FEBRUARY 17. 1987 <br />ISIVB PLAN Al IT CONTIN1 II >1 <br />Bellows asked if the property north of the wetlands <br />could support septics systems within a 2-acre rural <br />residential area. <br />Assistant Zoning Administrator Gaffron felt that some <br />areas would not be able to support a septic system, <br />which is one good reason to zone the area as PRD <br />(Planned Residential District), <br />Planning Commission recommendation- Area south of <br />wetland designated commercial / non-single family <br />residential sewered area. Area north of wetland <br />designated single family residential with no sewer on <br />the eastern half noting that there may be septic <br />problems where a solution may be clustering. Amend comp <br />plan to address housing excluding any economic <br />implications . <br />Regarding Areas 4 & 5. Chairman Kelley is ir favor of an <br />east/west road connection. He is also in favor of Area <br />5 connecting to the MUSA line. <br />Planning Commission concurred with Chairman Kelley's <br />opinion regarding the connection. <br />Planning Commission recommended that a buffer of terming <br />and plantings be included on the North of Area 5 <br />adjacent Dickey Lake Drive. <br />Planning Commission recommended that the road connection <br />issue be left open for future options. <br />Regarding expanding the boundaries of the B-1 area and <br />sewered area: <br />Chairman Kelley stated that, given the fact that <br />numerous trees may be lost in order to provide <br />septic systems, he felt it should be sewered. <br />Cohen stated he would be open to expanding the <br />sewered area back 150'. He felt strongly about 2- <br />acre minimum lot sizes. <br />Bellows stated that loss of trees should not be the <br />issue, however, she is not necessarily opposed to <br />sewer in this area and felt there has been a <br />reasonable request for sewer by Mr. Rebers. She <br />feels the whole parcel should be included in the <br />MUSA line and not limited to 2-acre lots. <br />Hanson concurred with Bellows.
