File #2197 <br />Dear Mr. O'Sullivan: <br />On October 25 you submitted applications for vacation of Navarre Lane (File #2197) and for a <br />Commercial Site Plan review and variances (File #2198). You indicated that certain items required <br />to be submitted would be provided by Rob Thompson on Tuesday October 29, specifically: <br />- Sur\ ey/site plan <br />- Building elevations/floor plans <br />- Grading and drainage plans <br />On October 29 Mr. Thompson submitted a site plan to the City, indicating Jim Coen would be <br />submitting the sur\ey shortly. A sur\ey dated May 15, 1971 was submitted on October 31. 1996. <br />No building elevations or floor plans ha\e been submitted. No proposed grading plan has been <br />submitted. Your application is incomplete at this time. <br />I would note the following deficiencies in the submittals received to date: <br />1. The survey submitted on October 31 , which you apparently have been relying on for <br />your site planning, is out of date in that it does not reflect revised lot lines created by <br />Hennepin County State Aid Highway No. 19, Plat 50 which was filed with the <br />Hennepin County Recorder on October 12, 1982. The southerly portion of your <br />property is not as depicted in the 1971 survey. This means your hardcover and <br />structural coverage numbers are likely incorrect, and some of your proposed <br />improvements are in the County Road 1 9 right-of-w'ay. You must provide an accurate, <br />current sur\ ey of the property' before the City can consider your application complete. <br />2.
