TO 8:27 P.M. <br />The Affidavit of Publication and Certificate of Mailing were <br />duly noted. <br />The applicant was present for this public hearing. <br />Assistant Planning and Zoning Administrator Gaffron <br />explained the basis for this application for an attached garage. <br />Chairman Kelley asked Mr. Reddick if there had been any <br />opposition expressed by his neighbor to the south? <br />Mr. Reddick said that he had spoken with the neighbor who <br />indicated that he had no objections to this proposal. <br />There were no comments from the public regarding this matter <br />and the public hearing was closed. <br />It was moved by Chairman Kelley, seconded by Planning <br />Commissioner Moos, to recommend approval of the 0.9' side setback <br />variance to construct an attached garage. TO 8:45 P.N. <br />The Affidavit of Publication and Certificate of Mailing Were <br />duly noted. <br />Mr. Allan Larson was present for this application. <br />Assistant Planning and Zoning Administrator Gaffron <br />explained that the applicant was tearing down an existing <br />structure and will require a side setback variance in order to <br />construct a new residence. The applicant owns two adjacent tax <br />parcels. Gaffron said that there is a large oak tree centrally <br />located on the property that the applicant wishes to preserve. <br />The applicant submitted 5 options showing various locations of <br />the house in relation to the tree. <br />Gaffron noted that once the existing structure is removed, <br />the City views the property as a new, buildable lot with the <br />capability to meet all setback requirements without the need for <br />variances. <br />Chairman Kelley and Planning Commissioner Cohen concurred <br />that there appears to be adequate area within the lot to meet <br />setbacks if plans are redesigned. <br />Mr. Larson disagreed, saying that there were many other <br />8
