TO 8:25 P.N. <br />The Affidavit of Publication and Certificate of Mailing were <br />duly noted. <br />The applicant was present for this matter. <br />Assistant Planning and Zoning Administrator Gaffron <br />explained ♦•het Mr. Hibbs was requesting a hardcover variance to <br />enclose an existing canopy area. Gaffron said that there would <br />be no increase in hardcover resulting from the conversion of the <br />canopy/bi turn! nous area into a screen porch. <br />Chairman Kelley told Mr. Hibbs that he was concerned about <br />the fact that there was no existing garage. He said that more <br />than likely there will be a future request for a garage. <br />Mr. Hibbs replied that a tuck under garage would be most <br />practical for this property. He said if a tuck under garage were <br />constructed approximately 1,000 s.f. of bituminous could be <br />removed. <br />Planning Commissioner Cohen said that he would prefer to see <br />Mr. Hibbs make application for a garage prior to proceeding with <br />this application for the screen porch. <br />Chairman Kelley said that he preferred not to change <br />hardcover into structural hardcover. <br />Mr. Hibbs said that the hardcover already exists. <br />Planning Commissioner Bellows expanded on Chairman Kelley's <br />concern about converting hardcover into structi’ral hardcover. <br />She said that in order for the porch to be constructed, footings <br />would have to be poured which would make more permanent an <br />already excessive hardcover condition. <br />There were no comments from the public regarding this matter <br />and the public hearing was closed. <br />It was moved by Planning Commissioner Cohen, seconded by <br />Planning Commissioner Bellows, to recommend denial of application <br />#1453 requesting a hardcover variance to enclose an existing <br />canopy area. Motion, Ayes=5, Hanson, Nay due to his belief that <br />hardcover is hardcover. Motion passed.
