7. <br />8. <br />9. <br />10. <br />11. <br />The Board or Council may permit as a variance the temporary use of a one-family <br />dwelling as a two-family dwelling. <br />Not applicable. <br />The special conditions applying to the structure of land in question are peculiar to such <br />property or immediately adjoining property. <br />The need for a variance is created by the location of the existing garage on the zoning lot and <br />the applicant's desire for more storage within the garage. <br />The conditions do not apply generally to other land or structures in the district in which said <br />land is located. <br />There are garages on Casco Point that are located in the street yard. The location ol the <br />existing garage is due to the steep topography. <br />The granting of the application is necessary for the preservation and enjo>Tnent of a <br />substantial property right of the applicant. <br />The applicant has indicate that he needs more storage and he wants to be able to park two <br />vehicles inside the garage. The applicant could provide storage elsewhere on the zoning lot. <br />The granting of the proposed variance will not in any way impair health, safety, comfort, <br />morals, or in any other respect be contrary to the intent of the Zoning Code. <br />The variance will not impair health, safety, comfort or morals. <br />12. The granting of such variance will not merely serve as a convenience to the applicant, <br />but is necessary to alleviate demonstrable hardship or difficulty. <br />The variance is a convenience to the applicant. The applicant could add more storage space <br />in another location ori the zoning lot. <br />Issues <br />1. The lot does not conform to lot area requirements or street yard requirements. <br />2. There is steep topography in the street yard. (See Exhibit F) The grade at the driveway is <br />10' below the residence.
