MN 55323 0066 <br />April 23, 1996 <br />John Larson <br />3225 Lafayette Ridge Court <br />Wavzata, Minnesota 55391 <br />Dear Mr. Larson: <br />During the review of recent land use applications involving the Baptist Church property and former <br />Martin Ser%'ice Station property- in Navarre, you advised staff that you were in tlie process of making <br />payment of the delinquent utility assessment levied against Outlot C, Lafayette Ridge (1 /-I 17-2 j <br />44 0094). <br />The plat of Lafavette Ridge is located within a 1 acre zoning district and was approved as a planned <br />residential development. The areL of the outlots w-ere inJuded a.<; density credit to create the five <br />residential lots within the City of Orono. The homeowners obsociation must maintain ownership of <br />Outlot C to be in conformance with the I acre zoning district and conditions ot approval of the plat <br />of Lafayette Ridge by both the Cities of Orono and Minnetonka Beach. <br />The City of Orono cannot issue permits for building or land alterations while this condition exists. <br />I have sent a letter to the Delinquent Tax and Forfeit Land Department advising them to release the <br />outlot for sale to vour homeowne»^ association. The letter has been copied to you and to Mr. Palmer, <br />the representative of the homeowners within the Lafayette Ridge subdivision located within the City <br />of Miimetonka Beach. <br />Please contact my office if you have any further questions concening these directives. <br />Sincerely, <br />Jeanne A.
