MINXfTES OF THE ORONO PLANNING COMMISSION <br />MEETING HELD ON MAY 20. 1996 <br />(-5 - “2135 Paul and Sue Hedlund - Continued) <br />Peterson noted the concern from a neighbor rega.fding the side setbacL. He asreed that <br />the concent was good in general hut was concerned with the major issue of sewering <br />Peterson said the appl'cation should be tabled untd a solution is determined Peterson saw <br />the need to provide a septic system for a j bedroom house or wait until the sewer issue is <br />resolved Hedlund said he would prefer sewering and would not w ant to in'-'*:; in a new <br />septic system if sewering w as in the near future d for NflTSA <br />amendment approval, planning, and review, it could be at least another year until any <br />decisions would be made Hedlund said he could wait a year but would need to receive <br />approval of the improvements for a future time <br />Lindquist informed Hedlund that he saw the property as it now is. a 2 bedroom. 800 s.f <br />home Lindquist said it was liis opinion that tills was all the land could handle Lindquist <br />said he would not w**nt the applicant to wait for septic approval and then find that the <br />improvem.ents could not be made <br />JefFMartineau. a Realtor with Burnet Realty, said he was representing the Albee family <br />estate. He acknowledged the problem.s with septic but noted that thus was not the only <br />site in the area with no alternate site He asked the Planning Commission to consider <br />emate solutions Martineau noted the uniqueness of the property and said a 800 s.f <br />home was not consistent with homes of the '90's. He felt the design, location, and size of <br />the property was consistent with the neighborhood <br />Peterson informed Martineau that the Commission w as in the planning process of what <br />would be allowed for the property. He agreed with Lindquist on what could be done with <br />the property as a fact of reality, rather than one of marketability Peterson said the main <br />issue was the sewer He said the application could not move forward without an alternate <br />site, which is a recent regulation, and a system which meets zoning requirements. <br />Peterson noted that other acencies are involved <br />Martineau said he was in attendance not as an agent but to represent what was good for <br />the home«>w ner He said he sees the proposal as a reasonable use of the property. <br />Hawn said she saw the proposal and issues as very troubling. Hawn noted that the <br />property was in the 2 acre zoning and was only 1/4 size of the requirement She noted the <br />fragility of the area with the bluff and the one septic site Hawn felt it w ould be <br />irresponsible to take this substandard lot and Lncrease the buildi.ng size. She noted this <br />property w as an example of w hy there were building codes
