GrabeK Concerns and Response <br />Jim Grabek raised the issue of the proximity of <br />the building to County Road 6, and the appearance of the <br />north side o' the building from County Road 6, at our first <br />neighbors' meeting. He has more specifically proposed that <br />the building be shifted to the south part of the site, and <br />that the part of the parking lot now programmed to lie on <br />the south side of the building be placed between the <br />building and County Road 6. <br />We have looked at this proposal, but have decided <br />not to adopt it, for the reasons stated in our April 2 <br />letter to Jim. With respect to that issue, we note that: <br />it is our strong desire to have the two <br />parking lots, which are designed to integrate <br />with the School District's lots, orient <br />toward the School District's buildings and <br />the other School District parking as much as <br />possible. We believe that isolating parking <br />on the north side of the building would be <br />the kind of long-term functional mistake that <br />we are trying in so many areas to avoid. <br />our architectural advice is that facing the <br />surface parking lot on County Road 6, with <br />the north face of the building rising off the <br />far edge of that lot, is a less pleasing <br />aesthetic outcome than shielding the parking <br />with the building itself. <br />while we are at the 50 foot setback from the <br />right-of-way of County Road 6, that 50 foot <br />setback already applied to any School <br />District development of the site. <br />the Planning Commission heard a full <br />presentation on this issue in its <br />consideration of the conditional use permit, <br />and each member, when individually polled on <br />the issue, voted to stay with our proposed <br />site plan. <br />Although we have not fundamentally altered our <br />site plan, we have done a number of things to address this <br />concern: <br />changed from the original curved roof to a <br />flat roof
