Planning Commission voted 6-0 to recommend approval of a <br />structure to structure setback variance subject to hardcover removals as proposed yielding 75-250' <br />hardcover below the 25% limit. <br />Staff' Recommendation <br />Staff recommends approval subject to the following conditions: <br />1. <br />2. <br />3. <br />4. <br />5. <br />6. <br />7. <br />Applicant to remove 248 s.f. of rock and plastic adjacent to garage. <br />Applicant to remove 320 s.f. of gravel parking area adjacent to driveway. <br />Applicant to remove 920 s.f. of rock and plastic near driveway and fence. <br />Applicant to remove any fabric or plastic from landscape area at southerly comer of house <br />(this shows up in 1990 staff review as hardcover; is not shown on the 1996 survey but still <br />has edging and may still be hardcover). <br />City to grant after-the-fact approval for existing gazebo and associated decks; <br />Applicant to obtain a building permit for said gazebo and decks and inspection <br />department to review their construction. <br />No penalty fees should be due since this work was completed by a previous owner. <br />Approval of deck additions as shown in Exhibit C, which will add approximately 35 s.f. <br />of hardcover. Applicant to obtain a permit for this deck prior to construction. <br />75-250' hardcover as calculated under current methods = 8,205 - 1,488 -I- 35 = 6,752 <br />s.f. or 24.3%. This bring the property into conformity under our current method of <br />calculating hardcover although it is approximately 662 s.f. more than what was approved <br />in 1986. <br />COUNCIL ACTION REQUESTED: <br />Adopt the attached resolution granting after-the-fact variance for structure-to-stnicture setback and <br />requiring hardcover removals to bring property into hardcover compliance. <br />Proposed Motion <br />Moved by____, seconded by to adopt Resolution #, granting a <br />structure-to-structure setback variance and requiring hardcover removals for Bennett C.
