The <br />property has been assessed a single sewer unit with a $225.00 plant charge remaining to be <br />paid with the building permit. A sewer stub is a\ailable to this property at North Shore Drive. <br />The walkout design will necessitate cutting of the bank encroaching 3 ’ into the blulT impact <br />zone. Note the structure will meet the 30' setback from the defined top of bluff Review <br />Exhibit O, Ceil Strauss's letter of April 12th advises that the runofl' from the site would <br />actually be slowed down and possibly pond within the more gentle sloped areas. Regrading <br />will actually minimize the impact of surface runoff upon the bluff and reduce element of <br />erosion. The Planning Commission members had no real concern and concurred that the more <br />gentle sloped area would provide greater absorption. They did concur that a planting schedule <br />should be provided by applicant with building permit. Many felt this would provide a visual <br />and sound barrier from noises of County road below. <br />Access to this undeveloped property has always been approved at the north lot line via the <br />driveway located within unimproved Park Avenue (30' wade), refer to Exhibit M. Neighbors <br />in attendance at the meeting questioned the condition of the driveway and now a more <br />intensified use with a fifth user of drive. Refer to Exhibit M again, the parcels defined as 1, <br />2, 3 and 4 are currently served by the driveway. Parcel 5 is the Clifford parcel and Parcel 6 <br />owned by the iCoubsky's is currently served by a driveway at North Shore Drive.
