Briefly, applicant proposes <br />vacation of portions of unused right-of-way and a triangular "park" area dedicated in the plat <br />of Saga Hill Revised, but never used for park or right-of-way purposes. <br />In exchange for that vacation, applicants propose to quit claim to the City a triangular portion <br />of their property upon which the travelled portion of Spruce Place exists. The area to be <br />vacated is 9,000 s.f; the area to be rededicated is 7,000 s.f. <br />Additionally, applicants propose a lot line rearrangement between their two existing tax parcels. <br />Each parcel contains a residence structure and each has been assessed for sewer. These two <br />parcels have existed as separate tax parcels historically. The proposal will provide a better <br />balance in areas between the two parcels. 1220 Loma Linda will decrease from 39,000 s.f. to <br />just over 30,000 s.f. (0.70 acre). 1230 Spruce Place will increase from 10,300 s.f. to just over <br />21,000 s.f. (0.49 acre). <br />Finally, applicants request lot area, lot width and hardcover variances for construction of a new <br />residence at 1230 Spruce Place to replace the existing small cabin. The proposed new <br />residence will meet all setback requirements, but results in the request for a 75-250' hardcover <br />increase from 14.8% to 37.7% where 25% is normally allowed.
