Request for Council Action continued <br />Page 2 <br />August 22, 1997 <br />#2272/2277 Wyatt and Nancy Moe, 1220 Loma Linda Avenue/1230 Spruce Place <br />Planning Commission Recommendation <br />Planning Commission reviewed this application at their July and August meetings and on <br />August 18 unanimously recommended approval of the package of requests subject to the <br />following conditions: <br />1. <br />2. <br />3. <br />Approval of the vacation of unused park and road right-of-way per the revised <br />plan, in conjunction with a concurrent dedication of right-of-way over the portion <br />of Lot 5 and vacated Spruce Place in which the tra •'.lied roadway is located. <br />Approval of the lot line rearrangement per the revised proposal, subject to the <br />granting/retaining of any necessa/y sewer, drainage, utility or access easements <br />over the remaining private land or over the public land to be vacated. <br />Approval of the hardcover variance for 37.7% in the 75-250' zone for 1230 <br />Spruce Place, based on this proposal being consistent with other approvals for <br />similar lots in the 1 acre zone. <br />The question of providing a new access to Loma Linda for the northerly lot was <br />left essentially to the applicant to deal with, noting tliat while the shared existing <br />access results in less hardcover, if one of the two properties is sold the <br />alternative of separate accesses may be attractive to both property owners. <br />Staff Recommendation <br />Staff recommends approval per the Planning Commission recommendation. Because this was <br />before the Planning Commission on August 18 and because the final survey work based on the <br />Planning Commission recommendation was not received until August 22, resolutions drafts have <br />not been totally completed as of this venting, but should be available for the Council meeting. <br />Council is requested to grant approval for this package of requests, and if the package is <br />acceptable, adopt or revise the resolutions as attached or as presented Monday night.
