) n <br />E. <br />Dimensional standards for front lots. A front lot created as part of a <br />frontAjack lot division shaU meet all zoning district area, width and <br />setback standards, except that the required side yard of the front lot <br />adjacent to the access outlot shall be equivalent to the side street yard <br />reouirement for that zoning district.* <br />Access requirements. <br />1. Access outlets shall be 30’ minimum width, and shall be wide <br />enouah to accommodate drainage, snow removal and screening <br />without encroaching on neighboring properties. <br />2. In approving front/back lot divisions, the City may require that <br />both front lot and back lot share a driveway access within the <br />access oudot if Council determines that creating an additional <br />access to the existing street will be a potential safety hazard. <br />3. Driveways within a back lot shall be located at least 10’ from the <br />side or rear lot lines of adjacent lots. <br />4. No more fhan two residences may be served by a driveway located <br />within an access outlot. <br />5. No access outlot may be platted abutting an adjacent access outlot <br />except when the intent is to combine the two access outlets for <br />creation of a public or private road meeting City standards. <br />Screening requirements. <br />1. Driveways constructed in access outlets shall be adequately <br />screened by fencing or vegetadon at the discredon of the City, at <br />all p<^ints to the rear of the required street yard of the front lot, so <br />as to eliminate intrusion of vehicle headlights into the side or rear <br />yard of adjacent lots. <br />The street yard of the back lot shall be adequately screened by <br />fencing or vegetadon at the discredon of the City, so as to <br />eliminate intrusion of vehicle headlights into the side or rear yards <br />of adjacent lots. <br />Standards for accessory structures. Accessory structures shall adhere to <br />all requirements of the zoning code, with the following addidonal <br />requirements: <br />1. Accessory structures within a back lot shall be allowed no closer <br />than 10’ to a neighboring property ’s side or rear yard. <br />2. Accessory structures shall not be allowed within the required street <br />yard of a back lot nor within the required rear yard of a front lot <br />which abuts the street yard of a bac.k lot. <br />2. <br />j.No accessory structure shall be allowed within an access outlot.
