• <br />Request for Council Action continued <br />page 3 of 3 <br />January 24, 1997 <br />Zoning File #2196 >5 <br />Based on the above noted concerns, Planning Commission reached a conclusion that it would be <br />inappropriate to develop parking on the Tanager Lake side of County Road 15. <br />Staff Recommendation <br />Staff recommends denial of the request based on many of the factors noted above it should <br />additionally be noted that the proposed 28 stall parking lot would only be sufficiem to i-.Tve 46 <br />slips under Orono's B-2 code requirements, although there are 67 slips on the Tanager Lake side. <br />An adil.tional item for consideration is that an increase in the number of total parking slips at the <br />Genmar facility might be used by Genmar as justification to request a revision to their existing <br />LMCD "special density license", which could conceivably under LMCD rules allow 1 slip per <br />10' of shoreline, and potentially result in a doubling (if not tripling, if breakwater shoreline <br />footage is credited) the number of slips at the site. <br />Options for Action <br />1.Conceptually deny, directing staff to draft a denial resolution for adoption at Council's <br />February 10th meeting. <br />2. Conceptually approve with or without conditions, direct staff to draft approprialf. <br />resolution. <br />3.
