1795 St. Clair Avenue
St. Paul, MN 55105
(651) 696-5186
www.oertelarchitects.com

DATE: 7/14/2023

TO: Adam Edwards

RE: Current Change Order Details/Status

MEMORANDUM

Hello Adam,

Please see below for a brief synopsis and recommendations for the outstanding change orders to date.

PR#02 – Structural Steel Changes

The documents included a continuous bearing beam for the long span steel joists. The design, as bid, included
individual joist pockets for each beam. This required additional steel angles to transfer the force to the sheer walls
located on the north side. The owner realized good value on bid day by changing to the pocket design but it did
necessitate a small amount of additional steel.

Recommend approval

PR#03 – Electrical Masonry Chase & Electrical

The electrical service was designed to be located inside the building. The power utility company mandated an
exterior service entry during the permitting process. The delta is the cost difference between the equipment required
and the additional fire rated chase space required to route the conduit to the exterior.

Recommend approval

PR#04 – Flammable Waste Trap

Changes to the flammable waste trap design and elevation necessitating additional excavation and footing depth.

Recommend approval

PR#05 – Force Main

Changes to the Force Main. The forcemain was increased from 1-1/4” to 2”.

Recommend Approval.

PR#08 – Settlement Plates
