William and Stanley Gregory would deed to the City <br />of Orono that portion of Brackett Avenue encompassed <br />within the Molly's Corner parking area, as well as that <br />part of Government Lot 4, Section 2, Township 117, <br />Range 23, Hennepin County, Minnesota, formerly platted <br />as Block 18 of Orono, now vacated. Those parcels are <br />shown on the enclosed map as the dark gray and red par <br />cels respectively. In order to minimize the impact that <br />the parking area would have on the Gregory property <br />and the land of the neighbors lying to the Northwest, <br />(Hanser's and Clapp's, etc.) the City would be required <br />to install privacy fencing along the Gregory side of <br />the parking area, as well as along the common boundary <br />between the Burlington Northern Railroad right-of-way <br />and Brackett Avenue. The entrance to the parking area <br />must also include a lockable gate, (or other similar <br />mechanism) and be governed by regulations which permit <br />parking only during the daytime. Orono would assume <br />responsibility for managing the parking area, and for <br />keeping the area in a clean and orderly condition. <br />2. Willicun and Stanley Gregory would give a contract <br />for deed to the City of Orono for that portion of <br />Government Lot 4, Section 2, Township 117, Range 23, <br />Hennepin County, Minnesota, formerly part of the plat <br />of Orono, now vacated, which consists of shoreline on <br />Brown's Bay (as more fully shown in red and black cross <br />hatching on the enclosed map). The Gregory's would <br />reserve to themselves, and to their heirs, successors <br />and assigns the right to use and construct appropriate <br />boat docks, and buoys serving their property. The <br />contract for deed would be for one dollar, due in five <br />years, with no prepayment rights. Orono would assume <br />responsibility for keeping that land in a neat and <br />orderly condition. Orono would be required to con <br />struct and maintain a stout privacy fence separating <br />the parcel of land in question from the land owned by <br />Edward H. Hamm and Jean Hamm, husband and wife, lying <br />to the North of the land in question. If Orono lived <br />up to its obligations described in this letter, a deed <br />for the shoreline would be granted. <br />3. That part of Brackett Avenue lying outside the <br />Molly's Corner parking area would be vacated. <br />4. Orono would cooperate together with the Hennepin <br />County Department of Transportation to ban parking <br />along the westerly side of County Road 15 from east <br />of the Molly's Corner parking area to the southerly <br />line of Section 2.
