A <br />A RESOLUTION APPROVING THE <br />PLAT OF RICHIE ADDITION <br />FILE NO. 2544 <br />WHEREAS, the City of Orono is a municipal corporation organized and existing <br />under the laws of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono has adopted subdivision <br />regulations for the orderly, economic and safe development of land within the City; and <br />WHEREAS, the City Council has considered the application for a subdivision of a <br />three (3) lot residential development by Alfred P. Richie and Marylin A. Richie (hereinafter "the <br />subdividers"); and <br />WHEREAS, the subdivision has been found to meet all standards of the LR-IB, 1 <br />Acre Single Family Lakeshore Residential Zoning District finding that each lot is of a size and <br />configuration that would allow its use for a single family residence to be fully developed; and <br />WHEREAS, the subdivider has completed or has agreed to complete all requirements <br />of the platting regulations of the City, including: <br />1.Completion of all the requirements of Resolution No. 4344, the resolution granting <br />preliminary approval of the Class 111 subdivision. <br />2. Dedication on the plat of standard perimeter drainage and utility easements. <br />3. The City Engineer has approved the grading and erosion control plan for the site. <br />4. <br />5. <br />The sewer extension within the right-of-way for Tonkawa Road has been approved <br />by the City Engineer and Director of Public Serv ices. <br />Creation of a bluff easement for the protection of the bluff impact zone, including <br />protective language alerting future property owners of restrictions on vegetation <br />removal and land alteration. <br />Page 1 of 4
