The Richies have completed all requirements and conditions of the preliminary plat for a <br />three lot subdivision of the 6 acre site in the LR-1B (1 acre) zoning district. The preliminary plat <br />was approved with Resolution No. 4344 (Zoning File #2512), attached as Exhibit B. <br />This site was originally platted as three lots but later combined into one tax parcel. The plat will <br />consist of 3 lots with an average density of two acres per dwelling unit in the (LR-IB) one acre <br />zoning district. <br />Bluff Easement <br />The lakeshore side of the property is defined as a bluff by the criteria listed in the Shoreland <br />Ordinance (Section 10.56). An easement document has been granted to the City of Orono to be <br />recorded on the chain of title for Lots 1 through 3 to alert future property owners of the bluff impact <br />zone and restrictions to vegetation removal and land alteration. <br />COUNCIL ACTION REQUESTED: <br />To approve or amend the enclosed resolution. <br />4 <br />/
