conservation easement of Lot 2, Block 1. This pond would capture the runoff from the east-west <br />street and Lots 1 through 4. Only a small portion of lots 5,6 and 7 would not be treated by the pond. <br />The stormwater treatment could be handled within the conservation easement with BMPs prior to <br />entering directly into the wetlands to the south. <br />Grading and Erosion Control <br />Additional concerns addressed by the City Engineer involve the high water level of the ponds on the <br />property. Most of the ponds do not indicate outlots to control the pond level. A drainage area map, <br />storm sewer and ponding calculations should be submitted for review. <br />Several lots show a lowest floor elevation less than two feet above the high water level of the ponds. <br />More detailed grading plans shall be provided with the final plan set. All grading plans shall be <br />reviewed and approved by the City Engineer prior to City Council review of the Preliminary Plat. <br />Access/Streets/T rails <br />No lot within this proposed development would have direct access to Willow Drive or County Road <br />6. All lots would be required to access a newly platted str jet. <br />The existing grade is generally even, therefore there are no issues with the slope of the proposed <br />streets. <br />Final plans should provide horizontal and vertical curve information for all streets. City code <br />requires that a public street serving more than 10 units shall have a minimum paved width of 32-feet. <br />A trail had appeared along Willow Drive and along the south side of County Road 6 on the original <br />plan set. The intent of the trail was to cotmect to the larger regional system towards the school <br />propert>’ and eventually west to the Baker Regional Park. A second small section of trail was <br />proposed to connect this neighborhood with the school properties. The trail would provide future <br />access to the Middle School property. <br />Easements <br />1.Standard drainage and utility easements along the property lines will be required for the final <br />plat. <br />Subdivider shall grant Conservation and Flow age easements across the wetlands and ponding <br />areas located within the development.
