URBAN LAND USE POLICIES <br />1. <br />2. <br />3. <br />4. <br />5. <br />The majority of Orono's urban area will be reserved for residential land <br />use. Orono's urban residential neighborhoods will provide the opportunity for <br />a variety of housing types and price ranges. Many urban residences will be <br />intimately associated with the lake shoreline a:id will be subject to density <br />restrictions because of sensitive environmental conditions. Low-density <br />Medium density t2-4 units per acre! multi-family residential uses will be <br />limited to locations near e.xisting shopping and transportation services, but <br />will not be appropriate w ithin 1,000 feet of the shoreline of Lake Minnetonka. <br />Limited commercial areas will be provided for neighborhood service <br />businesses. The primary function of Orono's commercial areas will be to <br />provide those retail, commercial and service businesses which are directly <br />necessary to ser\e Orono's urban and airal residents. Commercial <br />development will be limited to areas where full urban serv ices, including <br />municipal sanitar>' sewer and adequate transportation are available. <br />Commercial development of a regional nature which would duplicate existing <br />services in the neighboring town centers will be discouraged. <br />Lakeshore commercial areas will be provided for public access and <br />limited lake-user serv ices. Orono's residents and other lake users require <br />lake access, fishing supplies, boat ser\ ice and boat repair facilities which are <br />unique to our location on a recreational development lake. Orono's Land Use <br />Plan will provide locations for such special-purpose businesses where <br />appropriate from both the land use and the lakeside environmental standpoint. <br />No use or location will be permitted to adversely affect the lake quality or the <br />public's general usage of the lake. All lakeshore commercial is to be limited <br />to areas where full urban services, including municipal sanitary sewer, and <br />adequate transportation are available. <br />The City will encourage private unification and coordination of the <br />existing commercial areas. Unplanned strip commercial developments will <br />be discouraged. Coordinated projects designed to aesthetically enhance, unify <br />and identify the business areas will be encouraged. <br />Future industrial development will be limited to the area of the existing <br />Orono industrial park. No other location in Orono combines the <br />availability of transportation and public utilities with remoteness from <br />sensitive environmental features. In addition, this land use is entirely <br />consistent with Long Lake's neighboring industrial development. <br />CMP3B- 18
