A RESOLUTION GRANTING PRELIMINARY <br />APPROVAL OF A CLASS III SUBDIVISION LOCATED <br />AT 905 TONKAWA ROAD <br />FOR ALAN AND MARILYN RICHIE <br />FILE NO. 2512 <br />WHEREAS, Alan Richie and Marilyn Richie (hereinafter the "subdividers") on July <br />21, 1999, filed a formal subdivision application with the City for approval of a three (3) lot <br />residential plat of property legally described as: <br />Lots 1,2 and 3, Vasa Park, Hennepin County, Minnesota <br />(hereinafter "the property"); and <br />WHEREAS, after due published and mailed notice in accordance with Minnesota <br />Statutes 462.358 et. seq. and the Municipal Code of Ordinances, Chapter 10 (Zoning Code) and <br />Chapter 11 (Subdivision), the Orono Planning Commission held a public hearing on August 16, <br />1999, at which time all persons desiring to be heard concerning this application were given the <br />opportunity to speak thereon; and <br />WHEREAS, on September 13, 1999 the Orono City Council considered the <br />subdivision application, noting the following findings of fact: <br />1.The property is located within the LR-IB One Family Rural Residential Zoning <br />District requiring a minimum of one acre of contiguous dry buildable land within <br />each newly created lot. <br />2. <br />3. <br />The entire site is approximately 6.3 acres. <br />The proposed plat consists of three (3) residential lots each meeting or exceeding the <br />one (1) acre minimum requirement for the zoning district. <br />4.All lots exceed lot standards for lot width and lot area, and have demonstrated <br />adequate building sites. <br />Page 1 of 5
