STAFF RECOMMENDATION <br />All the lots meet the zoning district requirements for developments in the LR-IB zoning district. <br />Staff is recommending preliminary plat approval of the application based on the following <br />conditions: <br />1. <br />2. <br />Site Grading and Erosion Control plan is reviewed and approved by the City Engineer. <br />Applicant shall obtain a permit from Hennepin County Department of Transportation for <br />additional curb-cuts and access to Lots 1,2 and 3. <br />3.Engineering plans shall be completed for the extension of sanitary sewer service to the <br />property by a registered engineer to the specifications set by the City Engineer and Director <br />of Public Services.
