All existing hardcover will be removed by the subdividers upon completion of the <br />final plat. <br />7. Setbacks for structures is 35 ’ front yard and 10' side yard. <br />The draft version of the City's Comprehensive Stormwater Management Plan shows <br />that the site lies within the Stubbs Bay drainage district. The site drains to the south <br />and the north from the high point on Lot 2. All flows ultimately reach North Arm. <br />The bluff area along the lake and the existing topography of the site will make <br />ponding difficult. <br />A vegetated buffer strip along the top of the bluff is necessary to provide water <br />quality benefit's to Lake Minnetonka. <br />10. Hennepin County shall grant access permits for access to Tonkawa Road. <br />The property was assessed for 3 units in 1976 as part of the 73-1 sewer project. <br />Sanitary sewer to serve Lots 1 and 2 should be provided sanitary service from <br />Tonkawa Road. The existing sewer on Tonkawa Road east of Lot 1 should be <br />extended southerly approximately 100-200 feet to serve Lot 2. Sewer connection for <br />Lot 3 is located over the southwestern portion of the property. <br />12. A bluff spans the entire lakeshore of the property. Structures are required to meet a <br />30' top of bluff setback. This setback has the greatest impact on proposed Lot 3. <br />13. Any alteration within the bluff impact zone shown on the preliminary plat shall <br />require further Planning Commission and City Council review. <br />14. The Planning Commission reviewed the application on August 16, 1999 and <br />recommended approval by a vote of 6 to 0 to approve the three lot subdivision. <br />NOW, THEREFORE, BE IT RESOLVED, that based upon one or more of the <br />findings noted above, the City Council of the City of Orono hereby approves the preliminary plat for <br />Page 2 of 5
