Box 66 <br />Crystal Bay, MN 55323 0066 <br />March 23,1999 <br />Mr. William Franklin <br />Broadway Sales <br />1000 West Broadway <br />Minneapolis, MN 55411 <br />RE: Baldur Park Sanitary Sewer <br />Dear Mr. Franklin; <br />On March 5th, you were sent a letter regarding a project for sewer installation at the end of the <br />Baldur Park peninsula. A copy of this letter is attached for your information. We have heard no <br />response regarding this issue. A: their March 8th meeting, the City Council passed a resolution <br />ordering the preparation of a feasibility study for this project. As described in the previous letter, the <br />feasibility study is the Erst step in a several month process to implement an assessment sewer <br />project. <br />Completion of this project will require that the City of Orono obtain a permanent easement across <br />your property . There is currently a 12' wide driveway easement for the existing driveway that serves <br />Lot 30. This easement does not have any provisions for the installation of utilities. The owner of <br />Lot 30 currently does not have natural gas service and is using a fuel oil heating system. The City <br />of Orono needs to obtain a permanent easement dedicated to the public to allow for the installation <br />of sanitary sewer and other utilities in the vicinity of the driveway. Our standard utility easement <br />is 20' wide. The area of the existing 12' wide driveway easement is approximately 7,200 sf The <br />area of the proposed 20' wide utility easement will be approximately 12,000 sf. for an additional <br />easement area of 4,800 sf. The location of utilities in the vicinity of the existing driveway will <br />result in minimal impacts to your property ,as the driveway is located along the edge of your <br />property, and this area is already encumbered by the driveway easement. <br />Tetephone (612) 479-7357 • FAX 473-0510
