Erickson <br />364/372 Westlake Street <br />Subdivision of a Lot Line Rearrangement <br />Zoning District: LR-1A One Family Lakeshore Residential District (2 Acre) <br />Lot Area: (Existing)364 Westlake St. <br />372 Westlake St. <br />0.65 acre <br />2.01 acres <br />Summary of Request: <br />The applicants are owners of two properties located at 364 and 372 Westlake Street. They have <br />proposed a Subdivision of a Lot Line Rearrangement between the lots that results in two substandard <br />lots. It is the intent of the applicants to build a home on the 372 lot and sell the 364 lot for a <br />residential site. Both lots contain houses and a number of accessory buildings that would be <br />removed prior to new home construction. <br />Both lots would be less than the two acre minimum lot size and would not meet the 200' minimum <br />lot width for the LR-1 A zoning district, therefore, both lots should require variances for lot size and <br />lot width for a lot line rearrangement to be approved. This would avoid having to return to the <br />Planning Commission and Council before a building permit is issued for new construction. Any <br />structure placed on the proposed north lot would require an Average Lakeshore Setback variance. <br />Should the lot line rearrangement be approved by the City Council, the following variances should <br />be granted to create two buildable sites without requiring further Council review. <br />1. Lot width for 364 and 372 W'^stlake Street. <br />2.Lot area for 364 and 372 Westlake Street. <br />3.Average Lakeshore Setback for 364 Westlake Street. Any structure or hardcover would be <br />required to meet the 75' lakeshore setback. <br />U2436 Robert D.
