They
have proposed a Subdivision of a Lot Line Rearrangement that results in two substandard
lots. It is the intent of the applicants to build a home on the 372 lot and sell the 364 lot as
a residential site. Both lots contain houses and a number of accessory buildings that would
be removed prior to new home construction.
The Erickson's have agreed to deed a portion of their property to the City for the east half of
a future cul-de-sac at the end of Westlake Street. They have requested the City credit both
properties for hardcover and structural coverage for the land deeded as they are offering to
dedicate this pro;jerty to the City at the request of Staff and the Planning Commission.
To close the portion of Westlake Street south of the proposed cul-de-sac. The applicants will
be responsible for removing the existing road to be closed and accept 100% of the costs
involved. The Erickson's would also be responsible for landscaping following removal of
the street. Closing of the street would not include vacating the public access to Lake
Minnetonka, nor change the public status of Westlake Street to the lake.
