The total advertising spacejs two <br />48 s.f. back lit faces on the sign. Total = 96 s.f. on monument <br />Total Signage u 350 s.f. <br />Retaining Walls <br />A retaining wall is proposed on the property along the west property line and extending to form the <br />pond wall. Some parts of the wall will be close to 20 ’ in height. Some the height uill not be visible <br />due to the expected water level of the pond. The exposed portions of the wall would be required to <br />be 12 or 14 feet in height due to the existing topography and grading necessary for the parking areas. <br />Additional wall design and detail should be provided for review. A two tier wall system may be <br />necessary where the wall reaches 20 feet. Some vegetation will be required to screen the walls where <br />they may be visible to residentiaUy zoned properties. <br />Landscaping Plan <br />The Landscaping Plan and Planting schedule has been attached as Exhibit K. A natural buffer of 29 <br />Techny .-Vrborvitae will be planted along the west property line to screen the property and retaining <br />wall. The Code requires lots in the B districts to create a screen not less than 50% opaque and at <br />least 6 ’ in height along property lines to residential lots. The proposed plan indicates a series of <br />spruce, pines and red oaks adong the north property line. Several other plantings are proposed in the <br />green space along Shadywood and in the natural islands in the parking lot.
